The approx. 2.5 hectare site consists of the former railway station, locomotive works and sidings. It lies between the eastern edge of the town centre and residential areas in the south east. To the north east is Shelf Bank open ‘green space’ and the site has become a buffer and transitional zone between the high density town centre and the low density residential.

The site contains the old Cambrian Railway Station buildings and platform both are Grade 2 listed and scheduled to be retained.  These buildings along with the adjacent signal box and locomotive engine works became key features which helped to generate the form and shape of the master plan.

The master plan was zoned in to 4 major areas:

Residential and Close Care Residential, Health Care (including GP’s Surgery), Small scale commercial office space, Public open space with water feature for sustainable drainage.
